9a First Street is a nine-storey office building located in Manchester's First Street development, designed by Jon Matthews Architects and completed in 2025. The structure offers approximately 130,000 square feet of Grade A office space, featuring a façade with 40% glazing to reduce solar gain and a mixed-mode ventilation system for natural airflow. Amenities include winter gardens on each floor, a communal roof terrace, and extensive cycle facilities.
