Calle de la Red Dos 50, 41500 Alcalá de Guadaíra, Seville, Spain

The central challenge of this project was to find a way forward when every environmental factor seems to work against you. Imagine a space devoid of natural light, lacking ventilation, and offering no views to the outside—yet filled with noise, pollution, and chaos. The task was to integrate a new administrative building within the shell of an abandoned metallurgical factory, a site that had served as a scrapyard for a major industrial group for over two decades.
On the western side, the only remaining façade of the complex faced a busy highway, making any meaningful connection to the outside world impossible. While this orientation did allow for some natural light during the day, the intense evening sun rendered the interior unusable. To the east, an expansive, dusty, and desolate industrial area offered little more than a visual escape for those inside.
Given these constraints—limited light, poor ventilation, relentless noise, and restricted views—the only viable approach was to create a self-contained, autonomous space. This space would be sealed off from the outside, yet designed to feel open and transparent, allowing occupants to observe their surroundings in a purely contemplative manner.
Key strategies included the use of high-performance, thermally and acoustically insulated glass, a forced ventilation system, radiant heating and cooling, and energy-efficient artificial lighting. These solutions were essential to meet the functional needs of the space.
The only element of freedom within these rigid constraints was a spiral staircase of varying width and square plan. This staircase connects the two levels of the project, linking open work areas with service zones in an upward movement that visually expresses the building’s self-sufficient operation.
